We mostly source properties we can add value to – we aim for at least £10,000 immediate equity after any refurbishment work required is completed. To put this in context, this is around a 15% immediate return (if the property was to be sold).
A mistake a lot of people make is they spend too much on buying the property initially so the rental returns are relatively low. It is not uncommon for someone to spend £120,000 on a property providing rental of £450 or £495 per month – a return before any costs of 4.5% to 4.95%.
If however around £60,000 - £65,000 was spent on a property sourced by Audentia, then the value of the property for resale should be over £75,000, and rental of £375 to £395 per month achieved. This is a return before costs of 6.9% to 7.9%.
Also, for a similar outlay, the client could own two houses rather than one hence spreading the risk.
